SMS-first outreach that residents actually read
Text beats email for time-sensitive updates. TextHOA is built around two-way SMS so announcements, reminders, and replies stay in one thread.

Water shut off on Juniper Ct tomorrow 9 AM–2 PM while the main is replaced.
Does that include the townhomes?
Yes — lots 221 through 223. We will text the all-clear.
The inbox problem
Email averages a 20% open rate; SMS averages 98%. For time-sensitive updates — boil-water advisories, closures, meeting reminders — email is the wrong channel. But bolt-on SMS tools leave boards chasing consent, managing a second login, and stitching replies back to the right resident by hand.
Capabilities
Broadcasts & blasts
Send HOA-wide or targeted messages by group or segment.
Two-way conversations
Residents reply from their phone; staff see messages in one inbox.
TCPA-aware consent
Track SMS consent and opt-outs to stay compliant.
Dedicated number
Your community gets its own US phone line for outbound and inbound texts.
From zero to running
- 01
Provision your dedicated number
After phone-status approval, a US number is assigned to your community. Outbound broadcasts and inbound replies all flow through it.
- 02
Import members and capture consent
Bring your roster via CSV or assisted migration. Residents grant SMS consent in the portal, by SMS reply, or on paper — each method is logged.
- 03
Send — broadcast, targeted, or two-way
Pick an audience (everyone, a group, or an ad-hoc segment), write the message, send. Delivery receipts return automatically.
- 04
Residents reply; replies land in one inbox
Inbound texts are threaded by member and visible to the board inbox. No staff phones, no personal numbers.
What this looks like in a real association
Boil-water advisory at 8 AM
One broadcast to everyone; automatic follow-up at 24h; all-clear when the notice lifts — logged end to end.
Targeted pool closure
Message only the members in the pool-access group. Residents reply “HOURS” and an auto-responder sends the schedule.
Board meeting reminder
Schedule a reminder 48h before the meeting with a portal link for agenda + RSVP. Delivery proof stays in the audit log.
Questions boards actually ask
- Do we need our own Twilio account?
- No. After A2P 10DLC registration, TextHOA provisions a dedicated Twilio number for your community. Billing flows through your subscription.
- How are opt-outs handled?
- STOP/START keywords are handled at the carrier level. Opt-outs flow back to the consent log immediately; the member is flagged and excluded from future broadcasts.
- Can residents without SMS consent still hear from us?
- Yes. For members who haven't granted SMS consent (or who have opted out), announcements fall back to email. Emergency alerts use the TCPA emergency exemption and are logged.
- How long until our number is active?
- A2P 10DLC review typically takes 1–3 business days. You'll see your phone status progress from survey_filled → awaiting_approval → approved in the dashboard.
